Frequently Asked
Questions buyers always ask.
What is title insurance and why do I need it?
Title insurance protects you and your lender against losses from defects in the title to your property — undisclosed liens, fraud, forgery, errors in public records, or claims by missing heirs. Unlike most insurance, you pay a one-time premium at closing for coverage that lasts as long as you own the property.
How long does a typical closing take?
Most residential closings take 21 to 30 days from contract signing to keys-in-hand, depending on lender timelines, inspections, and any title clearance work. We coordinate with your lender, real estate agent, and other parties throughout to keep your file on schedule.
How do I send wire instructions safely?
NEVER trust wire instructions received by email — wire fraud is rampant in real estate. Always call our office at a number you have independently verified to confirm wire instructions verbally before sending any funds. We will never send you new wire instructions or change them by email.
What does title insurance cost?
Title insurance premiums are regulated by the state and based on the property purchase price. The owner's policy is typically a one-time payment at closing. Contact us for a personalized quote — we are happy to walk you through every line item before you sign anything.
What should I bring to closing?
Bring a government-issued photo ID, your wire confirmation (if applicable), and any documents your lender or our office has specifically requested. We will send a closing-day checklist before your appointment so you know exactly what to expect.
Can I close remotely or online?
In many states yes — we offer remote online notarization (RON) and mail-away closings where state law permits. Ask us during the order intake and we will tell you what options are available for your specific transaction.
Wire Fraud Alert
WIRE FRAUD ALERT: Cybercriminals target real-estate transactions. We will never email you new wire instructions or change wire instructions by email. Always verbally confirm wire instructions by calling our office at a number you have independently verified before sending any funds.
